Land Acquisition & Development Manager

Department: Land Acquisition

Position Profile:

Manage the development and construction of in-house development projects, monitor construction of developed lot projects and manage the construction of all amenity and common area elements.

Duties and Responsibilities: (Including but not limited to)

Provide support to Vice President of Land Acquisition & Development including but not limited to the following: 

  • Conduct feasibility studies and due diligence on property acquisitions.
  • Assist with preparation of Land Books for new developments for corporate approvals.
  • Negotiate and maintain consultant and contractor agreements that are in compliance with company guidelines.
  • Create and maintain development budgets, pro-formas, schedules, flow charts, checklists, etc. as required by management.
  • Coordinate all land planning and engineering design activities with consultants.
  • Provide input in the civil design of development projects.
  • Hire competent contractors to execute the development plans.
  • Monitor and control consultant and contractor costs.
  • Oversee development process including WS&D, paving, landscaping, amenities, etc.
  • Manage the construction of amenity areas, entrance concepts, and landscaping.
  • Manage land development process within approved budgets and schedules. Ensure projects are complete, on-time and on-budget.
  • Monitor and manage the progress of development contractors.
  • Ensure smooth working relationship between inspectors, contractors, surveyors and quality control professionals.
  • Act as liaison with municipal & regulatory agencies.
  • Coordinate with local government inspectors regarding development construction issues.
  • Work with local government officials in acquiring final approvals.
  • Manage and coordinate end of maintenance and community close out to ensure timely bond release.
  • Continuously advise management of any land development issues and offer suggestions for resolution.
  • Process and approve all development vendor invoices for payment.
  • Act as Homeowners Association Representative on behalf of company with a high level of integrity, honesty, and competence.
  • React to tasks within the time allotment provided.
  • Other duties as assigned.

Position Requirements:

  •  Bachelor’s Degree in Business, Construction Management, Engineering or related field or equivalent years of direct experience.
  •  Minimum of 3-5 years’ experience in land development, experience in a production builder environment preferred.
  •  Experience in understanding government and industry specifications for development construction.
    •  Good Communication skills – oral and written.
    •  Computer literacy required.

Skills and Knowledge: 

  • Knowledgeable about the land development industry including construction cost, materials, products, methods and procedures.
  • Must have thorough knowledge of the trades, vendors and equipment needed to complete the job, plus the ability to identify potential problems.
  • Knowledge and familiarity with blueprints, civil construction drawings and addendum and reading same required.
  • Knowledge of erosion control measures and their proper implementation.
  • Ability to make decisions based on construction knowledge when necessary, due to unexpected field conditions.
  • Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines.
  • Proven organization skills in a high paced work environment.
  • Ability to review, analyze and interpret information as well as trouble-shoot to solve problems.
  • Knowledge of Business English and ability to communicate patiently and professionally with both internal and external customers both orally and in writing.
  • Ability to adapt in a changing workplace.
  • Computer literacy, proficiency with Outlook, Excel, Word, Power Point and ability to learn new programs as needed.
  • Extreme self-motivation.

Typical Physical and Mental Demands: 

  • Must be able to read, write, and speak fluently in English.  Spanish language skills are helpful.
  • Employees in the position are required to be able to hear and have vision sufficient to utilize all office equipment.
  • Use of hands and fingers is required to utilize standard office equipment.
  • Use of feet and legs required to walk, climb and maneuver within construction sites.
  • Requires occasional lifting up to 50 pounds.

Working Conditions: 

Work is generally performed in a typical office environment and may involve the use of standard office equipment. Occasional work will be performed in the field, i.e. home building and development construction sites. Work is typically active in nature but sitting may be required. Fast paced environment subject to numerous schedule and priority change and short notice activity.
