Land Entitlement Manager

Position Overview:

Ashton Woods Homes is seeking a qualified Land Entitlement Manager to join our fast-growing team in Atlanta, GA. In this role, you will be responsible for initiating the due diligence and entitlement process; including, but not limited to, in person observation of the properties, sourcing vendors for due diligence materials, obtaining zoning, property restrictions and other potential nuances. Furthermore, this position will be responsible for hiring engineers, attorneys for zoning and land use issues, attending public meetings and overseeing the entitlement process through permits.

Responsibilities:

Contract Administration:

  • Reviewing and understanding all land acquisition contracts
  • Coordinating with Finance Department on funding of acquisitions and deposits
  • Coordinating with land/finance/legal on: closing documentation and title work, take-downs, keeping lot tracking charts/take-down charts, off balance sheet transactions.

Due Diligence and Entitlements:

  • Coordinate the entitlements and due diligence of multiple residential projects, including assisting managers in zoning approvals, development agreements, sketch and preliminary plans, site civil construction documents, development permits and recording plats.
  • Coordinate with all other departments on closing documentation, title work, take-downs, off-balance sheet transactions, critical dates and status updates.
  • Responsible for overseeing the platting process and working with the Land Department and Permitting Department once plat is recorded.
  • Review/analyze all due diligence materials and prepare documentation for land submittals relating to due diligence reports, surveys and acquisition checklists.
  • Responsible for hiring and overseeing the platting process and working with the permitting department once plat is recorded
  • Other duties and special projects as assigned.

Qualifications:

  • At least 5 years experience in commercial/residential real estate land entitlements.
  • Real Estate Acquisition/Title Insurance/Survey experience.
  • Experience with land planning, and zoning.
